Seven lanes, seven sets of rules
Australian lending is not one product with different prices. Each of these is assessed differently, evidenced differently and, in two cases, regulated differently. Read the lane first; the pricing conversation is downstream of it.

First home loan
Your first owner-occupied purchase, where deposit size and government schemes usually decide more than the headline rate.
First question that bites: How big is the deposit, as a percentage?

Refinance
Moving an existing loan to a different lender or a different product, where the switching cost decides whether it was worth it.
First question that bites: What is your current rate, and what did the lender offer when you asked them to match?

Investment property loan
Borrowing against a property you intend to rent out, where tax treatment and serviceability buffers behave differently from a home loan.
First question that bites: Are you using cash or equity for the deposit?

Self-employed and low doc
Borrowing when your income comes from an ABN, a company, a trust or contract work, where proving income is the whole job.

Reading order, if you are starting cold
- Run the three questions to land on a lane.
- Read that lane top to bottom, including the paperwork list.
- Read your income situation page, because it overrides parts of the lane.
- Check the two or three official links. They set the rules; everything else is a summary.
- Then, and only then, start comparing products with someone who holds a licence.
